Build Tracker
Build Tracker follows a construction loan after settlement, stage by stage, until the last progress payment is drawn. Start a build from any deal and the client, lender and loan amount come straight from it, so nothing is typed twice. Record the builder, contract price, deposit and build period, then set out the payment schedule from the usual stages (deposit, base, slab, frame, lock-up, fixing, practical completion) or your own. Each stage moves from pending to lodged to paid as invoices arrive, alongside 3rd-party items like fencing and blinds, variations and credits, and the client's own contributions. A watch list catches what holds up a drawdown: money the client still has to put in before the bank will fund, an invoice nobody has sent, a claim the lender has not paid, or a construction period about to run out. When an invoice is ready, Send to bank prepares the claim email with the invoice and the lender's authority form attached, and you click Send. Share the build with your client and they can follow their own progress in the portal.
Variations and 3rd-party items
Variations carry line items, credits and who pays. Fencing, driveways, blinds and other 3rd-party items keep their own quote, invoice and paid status, outside the builder's contract.The money in one place

What happens on a live build
Your clients settle on a construction loan. You open the deal, click Track build and drop the building contract onto the build. Lend1 AI reads it and proposes the builder, contract price and stages, and you tick them and apply. A few weeks later the builder's frame invoice arrives. You attach it to the Frame stage and click Send to bank. The claim email is ready with the invoice attached and the lender's authority form filled in. Your clients sign the form, on paper or by e-signature, and you send the claim. The stage is marked lodged. When the lender still hasn't paid ten days later, the watch list tells you to chase it. Meanwhile your clients open their portal and see how much of the build is paid for and that the builder is working towards lock-up.

Build Tracker is included on Starter, Pro and Enterprise. Stages, money, the watch list, the checklist, claims to the bank and the client portal view use no AI credits. Only reading documents with Lend1 AI draws on your monthly AI credits, and a read only happens when someone clicks Read. Three permissions control access: one to see builds, one to create and edit them and share them with clients, and one to set each lender's claims email and the claim email template. A broker sees the builds on the deals they can already see.
